Kier Property has been selected as preferred bidder by Knowsley Council to develop a 28-acre site located at North Perimeter Road in Knowsley Business Park. The opportunity will see Kier Property eventually acquire a 250-year leasehold interest in the site from Knowsley Metropolitan Borough Council.
This site represents a fantastic logistics and industrial development opportunity in one of Europe’s largest industrial parks, especially with the recent £400m expansion of the Port of Liverpool (Liverpool2).
Knowsley Business Park is one of the largest employment areas in Europe and is home to more than 800 businesses across all sectors of industry employing 15,000 people across 1,000 acres and its importance is widely recognised across the region.
Henry Martin, senior development manager at Kier Property, commented: “We are delighted to be selected by Knowsley Metropolitan Borough Council to develop our multi-unit logistics scheme, totalling 275,000 sq ft. This is a strategically significant site in one of the North West’s prime industrial and logistics locations and will create various employment opportunities for local people. We look forward to working with the council and our joint venture partners, PGIM Real Estate, to deliver this scheme.”
Councillor Tony Brennan, Cabinet Member for Regeneration & Economic Development, commented ‘The Council ran an open competition for this large important development site in Knowsley and it attracted a number of good bids. The bid by Kier Property was of high quality and was selected as it met the Council’s aspirations for the site. We now very much look forward to working with Kier Property and PGIM Real Estate to deliver this exciting development.
This will be a joint venture (JV) development between Kier Property and PGIM Real Estate, the JV plan to deliver a logistics scheme comprising four detached units ranging in size, it will be aligned with Kier Property’s Logistics City model and offer a best-in-class specification. Construction of the scheme is targeted to commence in 2023 and will complete in 2024. This builds on Kier’s previous work in the area including the delivery of the Shakespeare North Playhouse in Prescot which Kier Construction handed over to Knowsley Metropolitan Borough Council at the end of May.
