Kier Property has achieved practical completion of its first Trade City scheme in Manchester.
Trade City Manchester is located on the northern edge of Manchester city centre. The development sits within a highly prominent location off the A665 opposite Manchester Fort Shopping Park and Cheetham Hill Retail Park, which is occupied by brands including Marks & Spencer, B&Q, TK Maxx, Next, Greggs, Nandos and Pure Gym.
The scheme totals 94,000 sq ft and comprises nine industrial and trade units ranging from 3,765 sq ft to 23,671 sq ft. It offers high sustainability credentials, including Energy Performance Certificate—A, and designed to achieve BREEAM excellent status.
The 4.8-acre site, purchased in 2022 in partnership with Investec, is situated less than a mile from Manchester city centre and with excellent connectivity to the inner ring road and national motorway network.
The development has regenerated the previously derelict site and now provides new employment space offering a best-in-class specification. The units benefit from a flexible design with the ability to combine units, generous landscaped amenity areas for tenants’ use, electric vehicle charging points, solar PV panels, high-performance insulation and roof materials, and 24-hour secure gated access.
Kier Property’s Group managing director, Leigh Thomas, commented: “This flagship scheme in Manchester is a great example of the quality we’re able to deliver with our supply chain. All of our industrial schemes are high-performing and energy efficient and our contractor has produced a first-class product ready to meet any occupier’s requirements. Interest has remained positive and we’re expecting to announce new lettings shortly.”
Cllr Gavin White, Manchester City Council’s executive member for housing and development said: “It’s great to see the Trade City scheme bringing this formerly derelict brownfield site back into use, providing jobs and employment space in this part of north Manchester. This kind of investment will both complement and add momentum to our ambitious plans for the regeneration of the wider Strangeways area.”
Paul Cook, Senior Director at CBRE said: “Trade City Manchester’s proximity to the city centre makes this undoubtedly one of the best last mile logistics locations within Manchester.
“With demand for this type of scheme increasing, we anticipate more units to go under offer and look forward to welcoming further occupiers to the scheme in due course.”
John Sullivan, Director at Colliers added, “Trade City Manchester showcases exactly the type of high specification, modern, sustainable, well located last mile logistics accommodation occupiers want.”
We encourage any parties interested in taking space at the scheme to get in touch with the joint agents for Trade City Manchester – Colliers and CBRE.
