Kier Property has secured full planning permission and completed demolition for its new four-acre development in the well-established Sharston Industrial Area, one of South Manchester’s prime trade and urban logistics locations.
Strategically situated just three miles from Manchester International Airport and 5.5 miles from Manchester City Centre, the scheme offers immediate access to the M60 and M56 motorways, providing excellent connections for SMEs, trade operators and last-mile logistics businesses across Greater Manchester and the wider Northwest.
With the former 130,000 sq ft manufacturing buildings now cleared, Kier Property will bring forward a modern multi-let development delivering nine new units:
In total, the scheme will provide 98,000 sq ft of high-quality, sustainable employment space and construction is programmed to begin in Q1 2026, following completion of the enabling works.
The development will target BREEAM ‘Excellent’ and EPC ‘A’ ratings, ensuring occupiers benefit from energy-efficient, modern accommodation designed to support operational efficiency and future growth. The tenants will benefit from PV solar panels, electric vehicle charging points and air source heat pump technology in all units.
Leigh Thomas, Group managing director at Kier Property, said: “Reaching planning and completing demolition enables us to move confidently into the next phase of delivering much-needed, high-quality space in a prime South Manchester logistics location. Our new Trade City and Logistics City scheme in Sharston will provide modern, efficient units for SME’s, Trade Counter and logistics operators looking for strong connectivity, sustainability and proximity to key regional markets.”
Alex Palfreyman, director at Savills, comments: “This is an important milestone for the project which will provide some welcome supply in a constrained logistics and trade counter market in South Manchester.
