The property was acquired from Aviva in 2005 and the unexpired lease to Modo Limited was surrendered to facilitate the redevelopment proposals.

The scheme was completed over two phases at the established Brooklands Estate in Weybridge, having secured planning for 28 units totalling 140,000 sq ft.

Designed to accommodate the needs of local businesses, the scheme was developed speculatively and included a variety of unit sizes. Nineteen of the units were sold at practical completion and the majority of the scheme was successfully let the following year.
