Kier Property Secures Planning Consent For Trade City, Maple Cross

Kier Property has successfully received full planning consent from Three Rivers District Council for the transformative Trade City Maple Cross scheme. This marks a pivotal moment, bringing to life a cutting-edge industrial and warehousing hub for the region which benefits from flexible consent for Classes E(g)(iii), B2 and B8.

Located just one mile from junction 17 of the M25, Trade City Maple Cross will offer business unrivalled connectivity within the northwest quadrant of the M25 which benefits from a combination of local, national and international communication links, accessibility to a skilled workforce and close proximity to Central London

Spanning approximately 88,000 sq ft, Trade City Maple Cross will provide six flexible units ranging from 11,215 sq ft 16,716 sq ft to accommodate a range of businesses and create employment opportunities for the local area. Construction is scheduled to commence later this year, with practical completion planned for August 2026.

The scheme has been designed with sustainability at its core and will target EPC A and BREEAM ‘Excellent’ ratings, incorporating features such as photovoltaic panels, EV charging points, enhanced building insulation and low-carbon construction methods.

Green infrastructure, including native planting and biodiversity enhancements will also be included as part of Kier Property’s commitment to building responsibly for the future. This results in an onsite biodiversity net gain score in excess of 100%.

Leigh Thomas, Kier Property’s group managing director commented: “Securing planning permission for Trade City Maple Cross is a major milestone in our mission to deliver a first class industrial and trade hub in this undersupplied quadrant of the M25.  The scheme reflects our enduring commitment to economic growth, sustainable development and community engagement in Hertfordshire.”

Trade City Maple Cross is Kier Property’s sixtieth trade and logistics scheme, reinforcing the company’s momentum and appetite for delivering modern industrial and warehouse space across the UK.

The company’s Trade City and Logistics City brands continue to attract strong interest from a diverse range of occupiers and investors, with current schemes in Andover, Bracknell, Hemel Hempstead, Milton Keynes, St Albans, Sharston and Manchester.
