Kier Property Starts Work At Trade City Maple Cross Bringing New Jobs To Hertfordshire

Kier Property has started construction on Trade City Maple Cross, following the granting of full planning consent by Three Rivers District Council.

The new development will provide a high-quality industrial and warehousing hub that will create much-needed jobs and support economic growth in the local area.

Located just one mile from Junction 17 of the M25, Trade City Maple Cross will offer businesses excellent connectivity across the northwest quadrant of the motorway, with strong links to local, national and international markets. The site’s strategic location will enable occupiers to access a skilled workforce while remaining within close proximity to Central London.

The scheme will offer approximately 88,000 sq ft of new industrial and warehouse space across six flexible units, ranging from 11,215 sq ft to 18,589 sq ft. With consent for Classes E(g)(iii), B2 and B8, the development is designed to accommodate a wide range of occupiers, supporting employment opportunities across manufacturing, trade, logistics and associated sectors. Practical completion is targeted for October 2026.

Sustainability has been embedded into the design, with the scheme targeting EPC A and BREEAM ‘excellent’ ratings. Measures include photovoltaic panels, EV charging infrastructure, enhanced insulation and low-carbon construction methods.

The development will also deliver significant environmental benefits, with native planting and biodiversity enhancements incorporated throughout the site. These measures will result in an onsite biodiversity net-gain score in excess of 100%, reflecting Kier Property’s commitment to responsible development.
